Our Location
We are located on the Bukit Pandawa cliff top directly above Pandawa Beach in Desa Kutuh and midway between Nusa Dua and Uluwatu.
Through the recent completion of the Jala Raya Nusa Dua Selatan ( the first phase of Bali's ring road) and the Mandala over water Expressway, Jimbaran and Ngurah Rai International airport ( DPS) are only 20-25 minute drive from our villas, whilst Sanur can be reached in just 25 minutes.
Close to some of the most spectacular beaches, 3 golf courses and exciting Beach Clubs and the dining scene of Nusa Dua, Bingin and Uluwatu, both our Villas Frangipani and Tirta Kencana offer an incredible cliff top setting and majestic views from the eastern sunrise over the Indian Ocean to the glows of the sunsets of the south west.
Many exciting beach clubs, restaurants, public and secret beaches and 3 incredible golf courses can be reached within 10- 15 minutes. Some only a few minutes away.
Surfers and beach lovers can explore Pandawa Beach directly below the property. A world class surf break is located here as well as the famous Geger, Nusa Dua, Green Bowl, Nyang Nyang Uluwatu Dreamland, Padang Padang, Bingin and Suluban Beaches within 10-25 minutes’ drive.
The coast between Nusa Dua and Pandawa Nusa Dua has seen the arrival of dome of the world's top hotel brands such as St Regis, Hilton, Mandarin Oriental, Kempinski, Ritz Carlton. 2 more luxury hotels will be opening within the next 2 years within walking distance, each featuring exciting restaurants, lounges and Spa's and also 6 exciting Beach Clubs have opened less than 10 minutes from our villas.

Planning your Arrival
We will gladly arrange airport pick-up, and transport during your stay through our service providers as well as Fast Track Airport clearance facilities at reasonable rates and suggest you to book this in advance.
Also may we suggest you order our famous Homecooked Balinese Dinner on the day of your arrival. This experience at our beautiful villa, will immediately help you settle in and slow to the pace and culture of our magical Island.....

Directions
From the Airport go straight on the roundabout and take Mandala over water expressway over water expressway exit to Nusa Dua. This will bring you in less than 8 minutes to Nusa Dua. Turn left to Nusa Dua at the end of the express way and turn right at the first traffic lights towards Uluwatu and Kampial. Follow that road; past the St Regis, Mulia, Hilton, Ritz Carlton and Kempinski hotels ( (DO NOT TURN RIGHT TO ULUWATU) ) on to Jalan Raya Nusa Dua Selatan. This is a 4 lane road, the first completed section of Bali's ring road project. About 1 km past the first major crossing to Pura Gunung Payung you will see a small road on your left with a sign to GAPURA VISTA. This is the lifestyle residential community where Private Villas of Bali is located. Turn left onto that road and follow the Gapura Vista signs until you reach the entrance, Our Villa Frangipani is immediately on the right and our Villa Tirta Kencana is at the end of the internal road on the highest point of the community.
When you arrive at security please advise whether you stay at Villa Frangipani (directly on the right) or Villa Tirta Kencana (on the highest point in the development).

If you are arriving before our Check in time and we cannot yet accommodate you, we can arrange to receive your luggage and have a wonderful suggestion for you to have lunch nearby whilst you are waiting for your check in
